People/workers urinating at colony gate

Many workers use the place outside the gate no 2 (near club park) as public toilet. Best part is the Guard placed on that gate also uses the same spot. It becomes very unhygienic and smelly specially in rains and those residents which go to Pithoragarh park, have to walk by this gate..

This gate is barely 50 m from the temple.

Complained some months back about this to president Mr Mukat, but sadly no action..

It would be nice if other residents also sent in their complaints, so that this menace is stopped.

Geetanjali Security: Pay or NOT to Pay?

Dear all,

Enclosing the circular issued by our society President Mr. Mukat Behari to all of us demanding Rs 6000/- .

This notice reminds me of some kind of Hindi novel scenes where fear (guns, thieves, chain snatching, house robbery incidents) are used to demand money. What kind of security will we get by just placing the guards at gate is totally confusing?

The same people are renting out colony parks to outsiders. – Today there was lot of chaos in colony because of too much parking on roads (buses and taxi’s) and catering in central park. The morning walkers were amused how people are having catering and food in central park. Our park was given for just Rs 11000/- by President Mr. Mukat in his independent capacity JUST 11k? Can we let this continue?

I don’t have any objections to paying the security money, but not without getting answers to some basic questions from also sub committee led by Mr.Rajesh Agarwal ( E-15 )

Money – Collection and utilization

1.   NO Policy exists as to how security money will be collected?  Is it per plot, floor wise, separate unit, Tenants etc?

2.   After the last year collection from about 130 residents ( Rs 8 Lakhs ), how this money was spent ? Since it was public money they should have shared the expenses publically on quarterly basis?

3.   Why the list of 130 residents was NOT shared & the collections details? This should be available on internet?

4. Unfairness in collections has happened in the past for eg. Two residences of 3 floor each. While one paid Rs 6000/- and the other ended up paying Rs 18000/- as no clarity in differentiating the number of households per plot

5.   Rs 80,000 were spent on 10 CCTV’s installations and they worked for hardly 2 weeks. No bills, warranty documents exist?

6.   Monitoring of service providers and builder suppliers? Presently there are complaints from many of harassment and corruption

7.   NO details on how the security will be provided to the main road plots?

8.   If the plot is being guarded by own private guards then what additional security will be provided?

Court case - what are we missing !!

In reply to the court, DDA has quoted table 5.1, which mentions office is permitted. However all our lawyer has to do is highlight the sections 5.6 and table 5.5 to the court, which clearly mentions only those offices are allowed which cater to local population.

As the present office is a corporate office of a MNC company it cannot function in a local shopping center.

Why relevant points are not being told to court and case being made more complicated is v v confusing..

Gathering to discuss court case. Overview of discussion

Yesterday there was gathering at the society office to discuss about the society court case response -

1. The logic for not sharing our lawyers response with the Managing committee by president Mr Mukut was - 
1. Our response should be kept secret from the other party. When told that the response is sent to other party, so what's the secret in it?, the discussion was conveniently trashed and diverted.
2. The logic for adding all office owners in the local shopping center (LSC) as a party to the case was -
1. It adds more weight to our case. < HOW???>
2. We have to make them a party, as they own an office.
3. It was conveniently overlooked that adding more parties will only drag the case further.
3. The lawyer being used by society in this case is the same lawyer who fought unsuccessfully for many years with the previous owners of the office at local shopping center which ran a small garments factory.
4. DDA in its response has cited the master plan section 5.1 for allowing an office to operate. When asked that why our lawyer is not raising the sections 5.5 and 5.6 in his response, which clearly state that office is allowed only when it caters to local population. There was no clear answer by anybody. Apparently nobody has bothered to read the DDA reply, Master Plan  or even the rejoinder that our lawyer has filed. The rejoinder has been signed by our president without consulting the managing committee, and without understanding himself. His English is poor, as is evident from the circulars in Hindi being circulated in recent times.

Some non constructive interesting statements were made - 

1. Change the lawyer if not satisfied.
2. Lawyer will not be changed as he has already been paid Rs 2 lacs
3. people opposing more party addition to the case have colluded with the office owners in the LSC.
4. Call a general body meeting.

Some off topic items -

1. President Mukat wanted to elect a secretary with Mr Giri Khanna guiding in this matter on how to do it. In our society the election are done for president, vice president and the members. rest of the office bearers are to be selected by the managing committee.
2. Fix CCTV by Mr Giri Khann - When pointed to Mr Giri Khanna that no warranty documents exist for the same, he saw the file himself, and then said, that warranty documents is an undated letter from the vendor  titled - acceptance of the installation order. When asked this is how we accept warranty documentation of the things we buy for our house, the discussion was trashed..
3. Mr Giri Khanna - Some Borewells are not working. He was asked to write a letter to president and MC for the same. But seems raising a ruckus is more important that achieving something.
