Security Grievance from one of the residents of Geetanjali Enclave.


“ Poor security service in Geetanjali On 18th November in the evening someone reached on my roof and stole all the taps from the bathroom with in minutes. Next day In the morning I informed the guard on gate no.3 about the incident and asked him to send the supervisor to my home. But no one paid any attention .I pay security charges regularly. This irresponsible way of the security staff shows how unsafe is our colony. Any body knows about the security committee members “

It is sad to see that residents are not even aware of the security committee members and their phone numbers  ?  I am attaching the latest circular from the security committee where committee has started distributing the car stickers to ONLY residents who are paying security.

We were promised long time back in security meeting that all the receivables from residents and the expenses details will be uploaded on internet. So far nothing on this front ? Lot of people have failed to understand their security collection calculations. Is it per plot / floor / kitchens / family etc etc

Why security committee and also our Lok Sewak Society are so afraid to work  transparently ?

Geetanjali : Letter dated 15/12/2013 issued by President to Residents of Geetanjali Enclave



Dear all,

There was a letter issued by President to all the residents on 15thDec 2013 (as enclosed) . In reply to this letter, I had sent a letter by speed post on 28th March to the President of the society (as enclosed)

Even after 1 month, No reply to my letter has been received.

Thus it is concluded that the letter dated 15th Dec 2013 as issued by President has been treated as withdrawn. Hence President is NOT authorized to issue a certificate of honesty to Sh. Mukat Behari since investigations against him for fraudulent activities are under scrutiny with Registrar of Societies and Police department.

It is further suggested that society management should work in cooperation with the members and the residents and not waste their time in defending the alleged accused

Geetanjali Enclave Security 2014 : Pay or NOT to Pay?



Enclosing the circular issued by security committee demanding Rs 5000/ for Jan-Dec 2014.
We all should pay this money but not without getting answers to some basic questions?

Money – Collection and utilization
1.    NO Policy exists as to how security money will be collected & disbursed?  Also that
a.    Is it per plot, floor wise, separate unit, Tenants etc?
b.    What shall be the areas of concern that shall be taken care by the security
c.    What are key features of SLA ( service level agreement) and is there is any penalty clause for not performing
d.    No details on how the security will be provided to the main road plots.

2.    During FY 2012-13, there was a collection from 130 residents and that was close to Rs 8 Lakhs, how this money was spent?

3.    Why the list of 130 residents was NOT shared & the collections details? This should be available on internet

4.    Why is it that the defaulters share is to be borne by limited few who readily provide their contributions?

5.     In the past unfairness in collections had happened for eg. Where more than one residents are residing in a building of 3 floor each, one paid Rs 6000/- and the other ended up paying Rs 18000/- as there is no uniformity in policy & fair guidelines for collecting the security charges.

Colony Entry
6.    Rs 80,000 were spent on 10 CCTV’s installations and they worked for hardly 2 weeks during last quarter of 2012. No bills, warranty documents exist at that time.  Now again there is a claim in Dec. 2013 that all 9 CCTV’s are functioning. But as on date one can vouch that the CCTV’s have again gone non-functional.

7.    Monitoring of service providers and builder suppliers is still not transparent. Moreover the policy is also not circulated & clear.

Geetanjali Enclave colony has some acknowledgements amid legatee of a paradox



Mandir parisar is exemplary of coordinated efforts with some providing enabling finances for doers to translate them in praiseworthy effort.

Free health camps is yet another activity keeping society live, pulling the residents out of their pigeon holes.

Some good is also coming up from society office like court for volleyball, but their conceited thinking is still a legatee to disdain as being pointed out. 

Not all members are welcome, non-member residents are like Northeast community in the Lok Sewak society office.

Totalitarianism is jealously safeguarded, business rules are being trampled underfoot, and legacy of predecessor is in vogue.

The criminal breach of trust is an allegation against Sh.Mukut Behari under investigation by the appointed authority of Lieutenant Governor & speaks volumes on issues of:

·         Tennis court contract;
·         Convenient shopping center issue;
·         Leasing Colony Park;
·         Issuing NOC to members &
·         Invariable all other act

 Without approval of Managing Committee members
  
Let us see whether rule of law can prevail, although in past such fallacies have not been corrected till date.

Lease rent for Punjab National Bank for Rs 75000/- only



Hi,

We are very sorry to point out that Mr.Anil Baijal (Secretary) and Mr.Giri Khanna had agreed in the office of Registrar of Co-op societies to provide the copy of existing lease agreement of Punjab National Bank(PNB) but nearly 2 months have passed and copy is still NOT provided.

Plot A9- Punjab National Bank lease will expire by Dec 2013. The irony here is that even the lease was done few years back then how come managing committee with so many experienced people agreed for low lease rental of plot A9 having ground floor and basement for Rs 75000/- only and that too with NO annual increase in rent.

We have been asking to share the current rental agreement but president Mr. Umesh, and Mr Giri Khanna have all the things to hide always. They are still not able to understand that this is a welfare work and things should be made as transparent as possible.

Why only handful of people want to decide on behalf of Geetanjali Enclave Residents? Why don’t they also prepare an annual manifesto of the issues that we residents would like to see changes for next year.

Why they want it to be so secretive? 

1)    Current lease rental of PNB is Rs 75000/- only for a plot A9 that exists on main road with GF and basement for 75K only
2)    Even few on top payments like insurance etc are being borne by the society
3)    Just for the comparison, the HDFC bank in plot B-17 is paying close to Rs 2.5Lakhs/month
4)      The agreement & the clauses are favoring the PNB Bank
5)      We want PNB bank to stay in the colony but just want to make sure that our colony gets the rent near to the market rate and we have the upper hand in the lease agreement
